When a project is properly structured with a wholesale purchase price, market specific appropriate rehab budget, and a maximized after-repair retail market value, investors then can refinance into a new long-term loan with a high enough loan amount to refund cash sufficient to cover all of the original upfront costs and permit the investor to repeat this process with another project (BRRRR Method). This enables investors the opportunity to continually recycle their original investment and occasionally even pick up profit without having to sacrifice their ownership of the asset. This is the most effective way to build your real estate empire quickly.

- If the project was bought at a low enough price and the rehab budget and ARV come in close to the originally estimated amounts, then the net proceeds from a property sale should be enough to pay off the renovation loan, most of upfront cash incurred during the project, and should leave for a nice profit after the sales cost are included. The target profit is 20%, every 6 months (BRRRR Method).
